Because Kings Points’ buildings were designed and built as full class one structures with no possibility of burning or sustaining wind damage, the structures do not have to be insured for hurricane or fire damage, which results in the extremely low strata fees for the development.
Strata fees are primarily used for grounds and pool upkeep, garbage pickup, management fees, and minor incidentals, along with liability insurance for the outside common grounds and pool areas.
Solar is used to offset the common area maintenance fees reducing electrical expenses.
Swimming Pool, Spa and Cabana Areas
The freshwater pool and spa are positioned by the beach, blending the two together to create a feeling of intimacy with the sea. The heated, elevated Jacuzzi spa has a custom-built waterfall which spills into the spacious 17,000 gallon fiberglass pool below. The waterfall is powered by a solar pump system, which flows an average of 60 gallons per minute and runs continuously all day. An ion generator keeps the pool sanitized and is not irritating to your skin or hair as with a standard, chlorine pool.
The pool and spa are integrated into the tropical setting amongst coconut trees and bismarck palms, providing a relaxing atmosphere, which is unique to Kings Point. Adjustable chaise lounges and oversized cabanas with hammocks are conveniently located throughout the property, providing plenty of places to relax either poolside or oceanside.
A total of three oversized concrete cabanas, built 100% from solid poured concrete, are situated on the grounds. Two are located by the pool, providing seating and shade for lounging poolside. A separate two-storey cabana is situated sea side and provides a lower area with easy access for entertaining, sporting twin stainless steel barbeque grills for socializing and an upper floor with hammocks for ultimate relaxation and amazing views of the sea and Bluff.
The cabanas are equipped with low voltage lighting, 120 volt AC receptacles, and built-in waterproof marine speakers for listening to a variety of soft music any time of the day. Fresh water is also available in the cabanas.
Beach Area / Diving Facilities
Kings Point offers many amenities for the diving and snorkeling enthusiast. At the waters’ edge, there is a custom-built swim cut for entry into the water for diving, swimming or snorkeling. The cut also has an aluminum swim ladder for easy access into the sea. World-class shore diving can be enjoyed right from your back door at Kings Point. There’s even an official dive site – Kings Point – just beyond the access point.
There is a dedicated building for divers and water sports containing dive tank holders, two fresh water rinse tanks for dive and snorkel gear, and hanging racks for drying gear and equipment. There’s also an outside shower for rinsing off. An air tank filling station will be installed for compressed air for divers to enjoy.

All ground level walkways are uniquely stamped concrete in the Old English slate design pattern with a natural slate color.
