Built to Withstand the Elements

The buildings at Kings Point have been professionally engineered far above the CIBC building code, one of the most stringent building codes for hurricane protection. Exterior walls are built of 8 inch thick solid poured-in-place concrete and interior walls are 4 inch thick solid poured-in-place concrete. The floors are poured monolithically and consist of 8.5 inch steel-reinforced 4,000 PSI concrete. No lumber is used in any part of the structure. No combustible material is used in any part of the dwelling. The roofs are 8 inch thick solid poured concrete with a 1 in 12 pitch for excellent water drainage. All of the concrete has a chemical compound additive for 100 percent waterproofing and the roofs have an additional coating of EPDM rubberized membrane as an additional sealer against water intrusion.

The development has the added benefit of a defensive sea wall which runs along the waterfront side of the development. The wall is solid steel, reinforced concrete, poured 15 inches thick, providing strong armored protection in the event of a storm.

These construction techniques and materials, combined with a building elevation of 25 feet above sea level, create an unparalleled residence that provides condo owners with a sense of security.

Windows / Doors

Windows are full impact glass over a half inch solid thickness with stainless steel hardware clad in vinyl. Windows are casement type for full egress and water tight seal. The glazing in the windows is the best money can buy for hurricane protection, thus eliminating the need for hurricane shutters.

Double French doors with X/O positioning utilizing full impact glass protection provide access on the upper and lower levels.

A six-panel colonial exterior entry door with maintenance free PVC Jambs and fiberglass skin requires no maintenance. The entry door includes a half glass side-lite for added style and privacy.

Cooling / Energy Efficiency

Oversized coastal series central air units with 13 seer high efficiency have been selected for superior sea coast corrosion resistance. Maximum cooling efficiency is achieved with 8 foot ceilings.

Kings Point embraces building techniques and designs that enhance the performance of the residences through energy efficient technologies, resulting in a substantial reduction in utility costs and a solid long-term investment.


Double-glazed porcelain tile is laid in a French Versailles pattern throughout the condos. An AFM membrane is placed under all tile surfaces to prevent any possibility of cracking.

High grade carpet with a sewn-edge carpet baseboard is installed on the stairs and in the upstairs bedrooms.


State-of-the-art kitchens are outfitted with custom, all wood cabinetry with crown molding and elegant polished granite countertops with granite backsplashes and matching granite breakfast bar with bar stools. A stainless steel kitchen sink with European spray faucet is sensibly located under the window with sweeping views of the sea and bluff. The kitchen also includes a self-cleaning glass top range in stainless steel, as well as an over-the-range microwave combo convection oven in stainless steel. A full size 36 inch stainless steel French door refrigerator provides easy access and plenty of room for refreshments. The quiet, energy efficient dishwasher is also outfitted in stainless steel. Crown molding & colonial baseboard are incorporated throughout the condos.

Master Suite

The master suite is elegantly appointed with full-length mirrored double sliding closet doors. Six foot double French style doors provide full ocean views and open to a private concrete balcony over 16 feet in width.

En Suite Master Bath

The private master bath includes all wood custom cabinetry with marble tops and brushed nickel fixtures. An oversize acrylic tub set in granite with full tile walls and brushed nickel shower fixtures provides for a relaxing environment.
